Standards of Inspection


The Standards of inspection practice are the minimum levels of inspection practice required of inspectors for the accessible parts, components, and systems typically found in improvements to real property, excluding detached structures, decks, docks, and fences.

The inspection is of conditions which are present and visible at the time of inspection. All mechanical and electrical equipment systems, and appliances are operated in normal modes and operating ranges at the time of inspection. The inspector shall observe, render an opinion and report which of the parts, components, and systems present in the property have or have not been inspected.

The inspector's report must specifically indicate if inspected parts, components or systems are not functioning or in need of repair. The inspector shall report on visible existing recognized hazards and shall report as in need of repair any recognized hazards specifically listed as such in TREC Standards Of Practice. The report used by the inspector, must address all of the parts, components, and systems contained and found in the property being inspected.

All written inspection reports must contain the name and license number of the inspector who performed the inspection.

An inspector shall exclude from the inspection any part, component or system in which either the inspector is not competent or qualified to inspect, or an inspector shall exclude by departure provision any items which are not accessible due to circumstances beyond the control of the inspector, or which the client has agreed should not be inspected.

The "Property Inspection Report" used in Texas was promulgated by the Texas Real Estate Commission (TREC), PO Box 12188, Austin,TX 78711-2188,1-800-250-8732 or 512-459-6544. (htp:\\www.trec.state.tx.us) Every inspector operating in the state of Texas must therefore be licensed and use this report. The report has six (6) primary sections with sub-sections as follow.

I. Structural Systems - Foundations, grading and drainage, roof covering, roof structure and attic, walls (interior & exterior), ceilings and floors, doors (interior & exterior), windows, fireplace and chimney, and porches, decks and carports (attached).

II. Electrical Systems - Service entrance & panels and branch circuits.

III. Heating, Ventilation and Air Conditioning Systems - Heating equipment, cooling equipment, ducts and vents.

IV. Plumbing Systems - Water supply system and fixtures, drains/waste/vents, water heating equipment and hydro-therapy equipment.

V. Appliances - Dishwasher, food waste disposer, range hood, ranges/ovens/cooktops, microwave cooking equipment, trash compactor, bathroom exhaust fans and/or heaters, whole house vacuum systems, garage door operators, door bell and chimes, and dryer vents.

VI. Optional Systems - (vary by inspector) Lenders Choice will inspect lawn sprinklers, swimming pools and equipment, outbuildings, outdoor cooking equipment and smoke detectors.

Lenders Choice will provide a computer generated report, including digital photographs of property front and any infractions noted within 24 hours after the conclusion of each inspection.

Each sub-section will be identified by check mark in one of four columns in example below. Comments may also be provided whether or not the item is deemed in need of repair.
