You've presented a contract and paid earnest money. The option period will expire soon or if new construction your builder will want to close once the "certificate of occupancy" is received from local code enforcement. Your family thinks this is the best home in the metroplex. But do you really know enough to be sure?

An appraisal will provide a dollar value, but who will take a closer look at structural & mechanical systems to inform you what is "functioning as intended" and what "is not"? Are there areas of concern about the home you're not aware of?
There are other important issues to consider, such as:

  • Is the foundation performing as intended or is further evaluation prudent?
  • Is there evidence of hail damage or other conditions that may affect insurability of the roof covering?
  • Are there grading or drainage concerns that might lead to structural damages over time? Remember we in NE Texas live on expansive soils.
  • Is there evidence of moisture damage that has been painted over only a trained professional might identify
  • Are there safety risks with regards to electrical, heating, ventilation and/or air conditioning systems?
  • Is there any evidence of current plumbing leaks, hot and cold reversals or other issues you need to know about?
  • Do the appliances function as intended and within tolerant ranges or do some of the components need repair? They must be operationally tested to find out for sure.
  • What is the value of inspecting a newly constructed home? Builders and code enforcement officials randomly sample and do not have the time to test every window, door, outlet, appliance, etc. A private inspector takes the time.
  • Problems identified are addressed much more quickly before closing as compared to finding an item here or there over several months after moving into the home.
