Phase Inspections on new home construction can be as valuable to the buyer as a mechanical and structural inspection is on an existing pre-owned home.

A Phase Inspection covers each stage of the construction process from framing, to finish out. This inspection can be conducted on tract homes as well as custom built.

Seller Inspections can also be valuable to the seller before listing a property to be sold.

Make certain that the inspector you hire is qualified and licensed by the Texas Real Estate Commission (TREC).

Make sure that all repairs and/or modifications performed are completed by a qualified and/or licensed professional in the appropriate field. (i.e. plumber, electrician, HVAC, Roofer etc.)

Remember that an inspector has no control over what repairs or recommendations contained in the report are followed. The inspector works for the home buyer or seller who initiated the inspection contract and is required to render a professional opinion in accordance with TREC rules.

Question: Why should we hire an inspector when our mortgage lender required us to have the home appraised?

Answer: While it is noted that some areas overlap in an inspection report, an appraisal is designed to provide market data on the property to determine monetary value. An inspection is an assessment of the prevailing conditions of the property and items of equipment in need of repair or which are not functioning. The report will address all applicable items required by TREC rules. This report enables you to decide what items need to be addressed before or after closing.

Question: When should we order an inspection?

Answer: As soon as the seller accepts your offer is the most valuable time to determine the condition of the property. Most contracts give the buyers a specific time frame or option period to have the inspection performed.

If you are the seller, (homeowner, builder or lender), you might wish to have your property inspected prior to listing it with a real estate company. The inspection in such case, however, may not be given to prospective buyer(s) without prior written consent from Lenders Choice. Seller Inspections are a tool to prepare the property for sale. It does not insure that subsequent inspections will not reveal different opinions or recommendations
